Why Sealcoat?


Custom Sealcoating provides solutions for complete pavement maintenance. Weather can be brutal on asphalt that's why sealcoating and pro-active pavement maintenance is so important for your residential or commercial pavement.  Sealcoating sometimes needs to be combined with crack sealing or asphalt repairs to properly protect your pavement. If cracks are not sealed and moisture penetrates the surface, small potholes can form and become big asphalt problems.  We all know how the weather in New England can easily damage asphalt and why a good sealcoat, proper crack sealing and asphalt repairs at the first sign of failure are so vital.  In addition, proper parking lot striping and pavement markings are essential for commercial pavements to insure safety, ease of use and ADA compliance. 


Hot Crack Sealing


Proper attention to cracks will prevent these problems from spreading and can double the life of the pavement. Treating the problem when it first occurs will help reduce the possibiltiy of expensive repaving.


Benefits of Crack Sealing:

  • Protects the Base/Subbase - Effective crack sealing keeps water from entering and weakening these areas resulting in loss of structural support, which can cause additional cracks.
     

  • Preserves the Pavement Adjacent to the Cracks - Properly installed flexible crack sealant will adhere to the sides of the asphalt year-round during times of expansion and contraction.  Without this material, the pavement has increased exposure to the elements resulting in continued oxidation of the binder and secondary cracking along the main fault.
     

  • Eliminates the Damaging Effects of Sand, Stone, and Dirt - When sand, stone and dirt get into the crack, they can restrict crack closure during warm weather expansion.  This can cause compressive stresses at the crack faces that result in loosening of the asphalt surface.

Asphalt Repair - Saw Cut Patches


If your asphalt surface has been neglected and water has infiltrated through cracks and holes, your substrated will have been compromised.  In this condition, the most effective form of repair is to remove and replace the damaged area.

          This process consists of several important steps to ensure the repair is performed properly:
  • Neatly cut the perimeters of your deteriorated asphalt to the specified depth.
     

  • Excavate the deteriorated asphalt and unsuitable subbase material. 

  • Compact stone base to create a solid foundation for the rest of the repair process.
     

  • Apply tack coat to the edges of the cut area.
     

  • Pour hot asphalt mix in two lifts (or layers) to the specified depth.
     

  • Repair is finished by following strict compaction guidelines to eliminate voids so moisture will not permeate the pavement and reduce its durability.
